Milton Apartment Boom: Developer Stacks 4 Storeys Amid Brisbane Luxury Demand

Brisbane’s escalating demand for luxury apartments has driven Kokoda Property to expand its ‘Ruby Ruby’ project in Milton. Initially planned for 22 storeys, the development will reach 26 levels, adding 34 apartments to the existing 144.

This decision comes as Brisbane’s median unit value has recently surpassed Melbourne’s, marking the first instance since 2008.

Mark Stevens, founder and managing director of Kokoda Property, stated that Milton is emerging as a prestigious Brisbane address, with ‘Ruby Ruby’ setting a new standard for elevated living in the area. He emphasised the project’s commitment to providing sophisticated residences with a unique, subtropical-inspired design.

Despite its central location, ‘Ruby Ruby’ aims to offer a beachside resort ambience with amenities such as a rooftop infinity pool, floating daybeds, cabanas, and a comprehensive health and wellness centre.

Additionally, the development will cater to a corporate clientele with private dining and bar spaces, a cinema, a billiards room, and meeting rooms.

Kokoda Property is also the developer behind ‘The Ambrose,’ a Ritz-Carlton-inspired residential building in Milton, and has recently received approval for its ‘Tides of Teneriffe’ project, a five-tower development comprising apartments, hotel rooms, and parking spaces.

Due to the upcoming 2032 Olympic Games, which will spur infrastructure development and population growth, Brisbane’s unit values have increased by over 18 percent in the previous year.

The Ambrose to Welcome Two New Tenancies

The two retail spaces within Kokoda Property’s newly constructed Milton apartment complex, The Ambrose, will soon be occupied by two exciting businesses.

Ardo’s, a small-format wine bar concept affiliated with City Winery, and Club Pilates, a high-energy, science-based fitness destination offering 40-minute workouts, have signed leases for these 90 sqm and 100 sqm spaces located at the ground level of the McDougall Street tower, respectively.

The area will benefit significantly from these leases, according to Ishbel Jones, a Senior Executive in Retail Leasing at Colliers Queensland.

She noted that Milton’s expanding popularity may be attributed to its easy access to the CBD, practical transit alternatives, and its close proximity to a variety of entertainment options, particularly the neighbouring Suncorp Stadium.

“The emergence of Milton as a popular precinct owes to it being a natural extension of the CBD and close to transport and entertainment, in immediate proximity to Suncorp Stadium,” Jones said.

“Nationally, we are seeing a real scarcity for quality retail locations, with demand and enquiry from both local and interstate operators at a high.”

Colliers Queensland Executive Retail Leasing Chloe Lonergan said, “Milton’s riverside is one of the highest density employment areas in Brisbane, benefiting from its close proximity to the CBD and accessibility, Milton is emerging as one of Brisbane’s fastest growing suburbs.

“The local community will be able to enjoy the popular Ardo’s winery, which has already established its success in the suburbs of Newstead, Hawthorne and Graceville. We look forward to seeing the ground floor come to life with the synergy of these tenants and watch the uplift of activity on McDougall Street unfold.”

Following the successful conclusion of their Chester & Ella project in the adjacent Newstead area, Kokoda’s first project in Milton is The Ambrose which comprises 175 apartment units. The Ambrose boasts of a health and wellness centre and private dining spaces plus an infinity pool.

Both Ardo’s and Club Pilates are currently in the process of outfitting their spaces and are expected to open their doors to the public later this year.

New 22 Storeys High Residential Tower proposed on Crombie Street

Kokoda Property has recently submitted a development application for an impressive 22-storey residential project on Crombie Street, Milton.

The proposed site, located at 12-18 Crombie Street, Milton, is just a short distance away from Brisbane’s bustling Central Business District. Its strategic location near Milton Railway Station, Milton Ferry Terminal, Milton Markets, and the vibrant Park Road dining and retail precinct make it an ideal spot for urban living.

Designed by Cottee Parker Architects, the residential tower aims to accommodate a total of 145 apartments. One of the standout features of the development is the distinct perforated mesh screen facade that adds a touch of uniqueness to the building’s exterior.

The architectural plan encompasses a six-storey podium, which includes the lower ground level, ground-level facilities, and four storeys of mixed communal recreation spaces, residential apartments, and parking. Above the podium, the tower soars with 16 storeys of residential apartments, culminating in a rooftop communal open space.

“The proposed development seeks to create an exemplary design outcome that enhances residential amenity, whilst being responsive to the surrounding built form and character. The primary materials are complemented by details of a finer scale, including varied window forms, layered facades and vertical landscaping. The development represents an efficient use of land and provides a significant ‘uplift’ to the site,” planners at Urbis stated.

The proposed project offers a range of apartment sizes, ranging from one to four bedrooms, distributed across different levels of the podium and tower. Three distinct layouts have been proposed for the residential levels on floors 6 to 12, 14 to 16, and 17 to 19, ensuring a diverse selection for potential residents.

To enhance the living experience, the development places a strong emphasis on communal recreational amenities. The ground level features a meeting room and work zone, whilst Podium Level 1 offers a private dining area, lounge, theatre room, games room, and even a dedicated dog washroom.

Residents can also enjoy the stunning rooftop recreation deck, which boasts a private bar and dining room, barbeque facilities, lounges, gym, lap pool, deck area, infrared sauna, and plunge pool.

Also, the project includes an impressive total of 183 car parking spaces across four basement levels and six podium levels.

Kokoda Secures Second Site on Crombie Street, Milton

Apartment developer Kokoda Property has acquired a prime 1,640 sqm block of land on Crombie Street for $11 million, its second site in Milton.

Following the completion of its $150-million development on McDougall Street called The Ambrose, Kokoda plans to develop the property at 12-16 Crombie Street in Milton into a 22-level residential tower.

The $160-million project will be designed by Cottee Parker, the same team behind The Ambrose, which will contain 160 apartment units with a rooftop pool, private dining room and health and wellness space and a gym.

Crombie Street will be in addition to the $2.5 billion worth of projects already in the pipeline across Queensland and Victoria including 1,600 apartments already under development. Kokoda Property Founder and Managing Director Mark Stevens said that all indicators are pointing towards a robust market and Brisbane is already primed for growth and rapidly transforming into a new world city.

Its culture, business centre, technology, and lifestyle, he said, is evolving with over $40 billion of infrastructure investment planned, so naturally, there is a “shift occurring with demand now skewed towards sophistication and luxury residential design.”

Kokoda will launch the Crombie Street project later this March through an expression of interest campaign.

“Kokoda’s heritage lies in high-end luxury so this narrative carries through our brand into all our projects,” Stevens added.

“High-end developments with a design-led approach are contributing towards this transformation so we are proud to be actively developing in what is one of the most exciting times in Brisbane’s modern history.”

The Ambrose was launched in early 2021 and has since been over 98 per cent sold. Meanwhile, that same year, Kokoda sold a penthouse in its Chester and Ella project in Newstead for a new price record of $2.8 million.
