New 22 Storeys High Residential Tower proposed on Crombie Street

Kokoda Property has recently submitted a development application for an impressive 22-storey residential project on Crombie Street, Milton.



The proposed site, located at 12-18 Crombie Street, Milton, is just a short distance away from Brisbane’s bustling Central Business District. Its strategic location near Milton Railway Station, Milton Ferry Terminal, Milton Markets, and the vibrant Park Road dining and retail precinct make it an ideal spot for urban living.

Designed by Cottee Parker Architects, the residential tower aims to accommodate a total of 145 apartments. One of the standout features of the development is the distinct perforated mesh screen facade that adds a touch of uniqueness to the building’s exterior.

The architectural plan encompasses a six-storey podium, which includes the lower ground level, ground-level facilities, and four storeys of mixed communal recreation spaces, residential apartments, and parking. Above the podium, the tower soars with 16 storeys of residential apartments, culminating in a rooftop communal open space.

 “The proposed development seeks to create an exemplary design outcome that enhances residential amenity, whilst being responsive to the surrounding built form and character. The primary materials are complemented by details of a finer scale, including varied window forms, layered facades and vertical landscaping. The development represents an efficient use of land and provides a significant ‘uplift’ to the site,” planners at Urbis stated.

The proposed project offers a range of apartment sizes, ranging from one to four bedrooms, distributed across different levels of the podium and tower. Three distinct layouts have been proposed for the residential levels on floors 6 to 12, 14 to 16, and 17 to 19, ensuring a diverse selection for potential residents.

To enhance the living experience, the development places a strong emphasis on communal recreational amenities. The ground level features a meeting room and work zone, whilst Podium Level 1 offers a private dining area, lounge, theatre room, games room, and even a dedicated dog washroom.

Residents can also enjoy the stunning rooftop recreation deck, which boasts a private bar and dining room, barbeque facilities, lounges, gym, lap pool, deck area, infrared sauna, and plunge pool.

Also, the project includes an impressive total of 183 car parking spaces across four basement levels and six podium levels.

Kokoda Secures Second Site on Crombie Street, Milton

Apartment developer Kokoda Property has acquired a prime 1,640 sqm block of land on Crombie Street for $11 million, its second site in Milton.



Following the completion of its $150-million development on McDougall Street called The Ambrose, Kokoda plans to develop the property at 12-16 Crombie Street in Milton into a 22-level residential tower.

The $160-million project will be designed by Cottee Parker, the same team behind The Ambrose, which will contain 160 apartment units with a rooftop pool, private dining room and health and wellness space and a gym.

Crombie Street will be in addition to the $2.5 billion worth of projects already in the pipeline across Queensland and Victoria including 1,600 apartments already under development. Kokoda Property Founder and Managing Director Mark Stevens said that all indicators are pointing towards a robust market and Brisbane is already primed for growth and rapidly transforming into a new world city.

Its culture, business centre, technology, and lifestyle, he said, is evolving with over $40 billion of infrastructure investment planned, so naturally, there is a “shift occurring with demand now skewed towards sophistication and luxury residential design.”

Kokoda will launch the Crombie Street project later this March through an expression of interest campaign.

The Ambrose was launched in early 2021 and has since been over 98 per cent sold. Meanwhile, that same year, Kokoda sold a penthouse in its Chester and Ella project in Newstead for a new price record of $2.8 million.
