Manning Street could soon be carrying construction vehicles, stadium coaches and additional rideshare traffic as two major plans converge in Milton. Residents have received separate notices about work on the Quartet apartment tower and proposed changes to Suncorp Stadium’s event-day operations.
Builder Binah told residents in July that early works for the Quartet apartment project at 33 Manning Street would include service investigations, piling and drilling.
In a separate notice, residents were advised that Suncorp Stadium was considering extending coach overflow parking into Manning Street and Petrie Terrace when required.
The stadium proposal has not been finalised and forms part of a broader Traffic Management Plan review.
Early works scheduled before sod-turning
A media event marking the official turning of the first sod for Quartet was scheduled for Thursday, 6 August 2026, and promoted as the commencement of construction on the approximately $220-million development.
A Binah community letter shows preliminary works, including service investigations, piling and drilling, were scheduled to begin in July, several weeks before the official sod-turning. The timetable shows preliminary works were already scheduled before the sod-turning, making the August event a ceremonial milestone rather than the literal start of activity.
Binah acknowledged that construction could disrupt residents through noise and dust. The company said works could occur from Monday to Saturday between 6:00 a.m. and 6:00 p.m. It also promised environmental controls and dust suppression during ground works.
More than 100 homes planned
Quartet is planned as an 18-storey residential development about two kilometres from Brisbane’s CBD.
The site will have 130 residences, including one-, two- and three-bedroom apartments and four-bedroom penthouses. The developer says more than half of the residences were sold before construction, with completion anticipated in the final quarter of 2028.
For the wider community, the development raises questions about construction traffic and how additional residents and vehicles will interact with surrounding streets.
Coach proposal leaves details unresolved
On the other hand, Suncorp Stadium’s notice says coach overflow parking could be extended into Manning Street and Petrie Terrace when required.
Other proposals include moving shuttle-bus staging from Haig Road to Finchley Street, closing Hall Street during ingress and egress periods, extending inbound Milton Road closures during major-event departures, and imposing turn restrictions at nominated intersections.
Rideshare trial to test new controls
The stadium’s first rideshare trial will use pick-up and drop-off zones on Cribb Street, Given Terrace and Countess Street during the Dolphins versus Brisbane Broncos match on Saturday, 8 August 2026.
A temporary geofence would direct rideshare users to those locations from about 20 minutes before the event ends until approximately one hour afterwards.
The stadium says the trial is intended to reduce unmanaged pick-ups, improve pedestrian safety and assess travel patterns before any permanent arrangement is considered.
Feedback is open until 12 August 2026. A final Traffic Management Plan will then be submitted to Brisbane City Council for approval.
